  • Do I pay first month’s rent and last month’s rent with my security deposit?

    No. 4M Property Management requires a holding fee that is equal to 1 months’ rent which becomes a security deposit at lease signing, as well as the first month’s rent and pet fees prior to move in. At times a conditional approval may be provided that requires a security deposit equal to 1.5 – 2X the monthly rent.

  • Do you accept co-signers?

    4M Property Management does not accept co-signers for homes. Please review our application process and requirements for more information about the rental application.

  • How are maintenance requests submitted?

    4M Property Management requires a maintenance request be submitted online at your tenant portal 4M Property Management also maintains a 24/7 emergency maintenance line.

  • How do I pay rent?

    4M Property Management offers several options for paying your rent. The preferred method of paying rent is online through the resident portal. You can pay cash at a number of PayNearMe retail locations, via your personal bank BillPay system, or by mailing a check or money order.

  • How do I schedule an appointment to view one of your rentals?

    You can schedule a preview online on the Search Rentals page or you may contact us directly.

  • How long does it take to get an approval for my application?

    Applications can be approved as quickly as the same day and at times may take several days. To ensure that your application is processed quickly please ensure to follow the instructions, provide all information required, and pet screening if pets occupy the home.

  • I want to get a pet. What do I do?

    Please check with your property manager as communities and each Landlord have individual pet policies in addition to the pet policies listed on this website. Pet request require a written request, and a completed pet screening at https://4mpropertymanagement.petscreening.com/ Once a written request and pet screening has been completed a property manager will review whether or not the pet can be approved and help you through the next steps in obtaining your new family member.

  • Is the security deposit refundable?

    4M Property Management follows SC Real Estate law requirements in maintaining security deposits and the distribution of the security deposit. Our goal is to be able to refund to you 100% of the security deposit within 30 days of the end of your lease. If your security deposit has to be used towards damage, repairs, etc. a reconciliation of these charges and any funds left over will be refunded within 30 days of the end of your lease.

  • May I hold a place before I apply?

    Unfortunately, properties cannot be held without an approved application, signed lease, and holding fee that will become your security deposit equal to a minimum of one month’s rent.

  • My lease expiration is coming and I want to move out. What do I do?

    A written notice is required per your lease agreement. A written request can be submitted by email or through United States Postal Service. A receipt of the request is the tenant’s responsibility. Please be sure to read your lease carefully to make sure the request meets your lease requirements.

  • What are your application fees?

    Application fees are $50 per adult and anyone 18 years or older in the household.

  • What if I can’t see the property during normal business hours?

    Vacant properties are shown 7 days per week up to 12 hrs per day depending on the time of year. Occupied homes require a scheduled appointment during business hours.
